QUESTIONS

Who needs an estimate?
Builders pricing a tender, architects validating concept costs, developers running feasibility, and homeowners who want an independent budget figure before appointing a builder. If you're making a build/no-build decision or about to send a quote — you need one.
What documents do I need to send?
Whatever you have. Architect drawings (PDF or DWG) are ideal; planning submissions, structural drawings, photos or even a sketch on the back of an envelope all work. If you have a spec or wishlist, send that too. We will come back and ask if anything material is missing.
How accurate are the estimates?
Our Standard and Full estimates typically land within ±5–10% of actual tender prices when paired with reasonable drawings. Outline figures are budget-grade (±15%). All estimates clearly state the assumptions, exclusions and contingencies behind the number.
What's the difference between an estimate and a cost plan?
An estimate is what something will cost to build — used by contractors to price work or by clients to validate quotes. A cost plan is a higher-level forecast used during design/feasibility, broken down by element (substructure, superstructure, finishes) per RIBA stages. We offer both.
Do you cover my area?
Yes — we estimate projects across all of Greater London and the South East of England. We work from drawings, so the project location only affects labour-rate uplifts (which we apply transparently). For projects outside the South East, we still estimate, but the labour-rate base assumes regional UK averages.
Are you accredited?
RCB Design & Build is FMB and TrustMark registered, with 10/10 Checkatrade and 114+ verified reviews. Our estimating team is led by qualified Quantity Surveyors with live project experience — not algorithms running unsupervised.
What if I want RCB to build the project too?
If you appoint RCB as the principal contractor after we've prepared your estimate, we credit the full estimating fee against your first invoice. The estimate is yours either way — no obligation.
