How much does a new build cost per square metre?

New-build costs in London and the South East typically range from £1,800 to £2,800 per square metre depending on specification, ground conditions, and site access. We provide a fixed price after reviewing your drawings and conducting a site visit.

Do I need planning permission for a new build?

New-build houses and annexes require full planning permission. Some garden rooms and outbuildings under 15m² may fall under permitted development. We advise on the planning route during the initial consultation.

How long does a new build take?

A typical 3-bed new-build house takes 24–32 weeks from breaking ground to handover. Garden rooms and annexes are faster — typically 10–16 weeks. We provide a detailed construction programme at contract stage.

Do you handle all utilities and connections?

Yes. We coordinate water, gas, electric, and drainage connections with the relevant utility providers. We also manage the Building Control process from initial notice through to final completion certificate.

What warranties do you offer on new builds?

All our new-build work is backed by our company warranty and our FMB membership. We can also arrange structural warranty insurance (typically 10 years) if required by your mortgage lender.
