A structural engineer assesses the wall by reviewing the property’s construction, floor and roof loads, and the direction of joists. We arrange this assessment as part of the free site visit — never remove a wall without an engineer’s calculation.
A typical single-span RSJ installation (opening up a kitchen-diner) costs £2,500–£6,000 including the structural engineer’s design, steel supply, propping, installation, and making good. Larger spans or multiple openings cost more.
If the structural work affects a shared wall with a neighbour (terraced or semi-detached houses), you are legally required to serve a party wall notice under the Party Wall Act 1996. We manage the entire party wall process on your behalf.
Yes. All structural alterations require a Building Regulations application. We submit this on your behalf and manage inspections throughout the build, ensuring a completion certificate is issued at the end.
The physical work of removing a wall and installing a steel beam typically takes 2–3 days. However, propping, making good, plastering, and redecoration extend the total disruption to around 1–2 weeks.
