How much does a full house refurbishment cost?

Costs depend heavily on the size of the property and the extent of work. A full strip-out and rebuild of a 3-bed terraced house typically ranges from £60,000 to £120,000. We provide a fixed written quotation after a site visit so there are no surprises.

Can I stay in the house during a refurbishment?

For partial refurbishments (one room at a time), yes. For a full strip-out, we recommend moving out for the duration of the main works. We discuss the best approach during the site visit.

How long does a full house refurbishment take?

A complete refurbishment of a 3-bed house typically takes 12–16 weeks. Smaller projects (single bathroom or kitchen) take 3–6 weeks. We provide a detailed programme with milestone dates.

Do you handle planning and Building Regulations for refurbishments?

Most refurbishments do not require planning permission unless you are changing the external appearance of the property. Building Regulations may apply if you are replacing windows, altering electrics, or carrying out structural work. We manage all necessary approvals.

What does "second-fix materials are client-supplied" mean?

We supply and install all structural and first-fix materials (timber, steel, plasterboard, cables, pipes). Finish materials such as tiles, kitchen units, worktops, flooring, sanitaryware, and light fittings are purchased by you. This means you choose exactly what you want, at whatever budget suits you, without a builder markup.
